How We Determined The Most Affordable Places To Live In The Volunteer State For 2021
The two most important things to think about when it comes to being able to afford if you can live comes down to:
You need to understand your costs in the context of how much money you make.
For example, if the median household earns $100,000 and spends $40,000 on housing its actually cheaper to live there than a place with a median income of $50,000 and housing costs of $21,000. You might spend more on housing, but you have more money overall to play with.
With that example in mind, we derived several statistics from the latest Census American Community Survey 2015-2019 around incomes and costs. They are:
- Median Home Price / Median Income
- Median Income / Median Rent
- Median Home Price

The Best Boutique Hotel
If youre looking for something other than a chain hotel, the Oliver Hotel is a lovely boutique hotel right next to Market Square on Union Avenue. If you enjoy historic buildings and a hidden speakeasy lounge, you will love this perfectly located hotel.
Some rooms are louder than others due to their proximity to the downstairs lounge, so ask for a quiet one when booking. I would call rather than book online to make sure.
The Oliver Hotel makes up the top 2 floors of this beautiful building.

Near The Knoxville Convention Center
The Tennessean Hotel is Knoxvilles first personal luxury hotel. Steps away from the Convention Center and the Worlds Fair Park, you can expect comfortable beds, spacious baths, and an attentive staff ready to help. Everyone loves this hotel and for good reason.
If youre looking to stay in the heart of downtown, this wouldnt be my first choice. Its super close though being just a 6 minute walk to Market Square, and it would be a great Game Day hotel due to its proximity to University of Tennessee.
Holiday Inn Worlds Fair Park is right next door to the Tennessean and steps away from the Convention Center as well. Its an older property but in the process of getting spruced up, so it generally offers enticing lodging rates. As an added bonus, youll find a giant Rubiks Cube in its lobby, a wonderful relic from Knoxvilles 1982 Worlds Fair!
Hampton Inn, another big chain hotel, is within walking distance of most things downtown, although it is the farthest away of the ones we mention. Its an 8 minute walk to Market Square and just 4 minutes from the Knoxville Convention Center. It is located in a quiet area without bars or restaurants next door.
This hotel is another good choice for Game Day lodging as it is closer to campus than some of the other downtown hotels. Has free breakfast and an indoor pool.
